Elk Grove is a great place to live! What about moving into this HUD home?

This home just went for sale in Elk Grove.  This home is a HUD owned home and has a different process to purchase than other homes in the area.

I toured this home today and it does need a little work. I noticed right away that it needs painting, possible carpet replacement, and there are general items that need to be repaired.  The fence in the back is partially down and the yard is in need of some maintenance.

Remember that HUD homes have had an official FHA appraisal completed before it goes on the market.  So this house  has been valued and listed for sale based on the FHA appraised value. Remember HUD homes are always sold as-is... So when you are placing your bids you want to remember to offer your highest and best offer.

Many homebuyers only have enough money to put a down payment on a house. So when they see a home like this that needs a little love... they shy away from it. Keep in mind there is a mortgage program offered by FHA called a 203k Loan! It allows you to roll the cost of any repairs or upgrades you want to make to the home into your monthly mortgage payment.

Elk Grove HUD Home

This HUD Home just went on the market this week in Elk Grove! I went by to look at it this morning and it's a nice one! It does need some work, but there are great finishes there to work with. This home is missing some items though.  It has a missing oven, dishwasher, kitchen faucet, and all fixtures(toilet and sink) have been removed from the half bathroom.

It's a great house... just needs a little love!
