What is going on right now in the Galt Real Estate Market?

I am working with a couple buyers right now who are looking to buy a home in Galt. So I thought it might be a good time to take a look at what is going on in the the local market! 

As you can see the inventory of homes has creeped up over the last 5 months, so there are more homes available to buy in the area. Pending sales have remained relatively steady during the same time period. Sales dropped slightly in October and November, but improved in December.

The price per square feet on average in Galt went down in the last 3 months.  This is more likely because the increase in inventory of homes available to buy. Most times when you see an increase in inventory, prices tend to drop to compensate.

Let's look at original asking price vs. the sold price.  The green line below indicates the average original listing price for homes in Galt. The red line shows what the sellers actually sold the homes for. So on average in December 2010, we saw homes in Galt sell for approximatley 17% less than their original listing price.

So let's recap!

The inventory is increasing so there are more homes available to buy right now in Galt than in previous months!  Those selling a home in Galt, on average, are getting 17% less than their original asking price.
