What are the requirements to start submitting bids on Sacramento HUD Homes?

Many savvy homebuyers want to know how they get started looking at these homes. What they first need to know is buying a HUD Home is different than every other home on the market. They have their own process and it's important that you follow the rules.

In order to start bidding on a home there are two things that you need:

• A Cashier Check or US Post Office Money Order in the amount of $1000 (or $500 if the home is $50,000 or less)
  This check must be made payable to HUD or Your Name (no dashes or any other characters can be on the payable line). This deposit is fully refundable if you decide during your inspection period that you do not want the home. If your bid is not accepted, I just keep the check in our safe at work and we keep looking. The check is only sent to HUD after your bid has been accepted.
  
• A pre-approval letter 
  If my clients don't have a lender they are working with, I send them to my preferred lender to get what they need.

Offers on HUD Homes are made through a bidding process. So it could take several bids on different homes in order to secure one in contract. Be prepared to have your $1000 "on hold" while your are searching for the perfect Sacramento HUD Home.

Don't forget that writing a bid through the listing agent gives you no advantages to get the home. All bids are electronically submitted and never touch the listings agent hands nor do they know what bids have been submitted.
