Looking to buy a home for sale in Elk Grove? The first thing you need to know is it's NOT a buyers market!

I had a call from a prospective client who frankly wanted to argue with me that it was a Buyers market. You see she watches the news and hears about all of the foreclosures and short sales in Elk Grove. She saw all of the real estate sale signs and just assumed she was going to be able to go out and get a discount on a home. That's my job, to educate the buyer and let her know what she can expect when buying a home right now in Elk Grove.

------------- > THE ELK GROVE HOME INVENTORY IS WAY DOWN! < ----------------

Most homes in good condition have multiple offers in a matter of days. Leaving the seller options and the ability to pick which buyer they want to work with. It also tends to push the price above asking price. The sellers have the upper-hand right now, as buyers for the most part don't have leverage to negotiate.

For example ... I listed two homes for sale last week and both had multiple offers within a matter of days.

I would bet there are some of you you reading who still don't believe me... So let me show you what's going on in the Elk Grove Real Estate Market!

As you can see... Looking back over the last 12 months... We are at the lowest point in inventory in the Elk Grove Market.

Last year at this time we had 661 homes for sale... ONE YEAR LATER... There are only 248 available to buy! I would say buyers are becoming more interested in jumping back into the market and now there are 62% less homes to choose from. If you are looking to sell your Elk Grove home.... Find out what your home is worth now! If you are thinking about selling your home? Now is the time to talk to me!

So what are 5 things you need to know about buying a home in Elk Grove?

1. Get signed up for a new home email drip! AND LOOK AT IT EVERY DAY!
Any good Realtor will set you up on an automatic email drip for all homes that come on the market for the day that meets your criteria. If you are not set up yet to receive new Elk Grove homes for sale, visit my website and get setup on my FREE Listing Alert Service! Watch this list daily. Contact your real estate agent if you see something you like immediately!

2. Be prepared to look at homes during the week!
The good homes go in a matter of days. Be prepared to get in the car and meet your Elk Grove real estate agent at a drop of a dime. The buyers who get their offers accepted are aggressive and will go out in a rain storm to find that perfect house.

3. If you are going to get a discount... The property is going to have a problem most likely!
If there is a ton of demand for homes right now in Elk Grove... The good ones go fast. What's usually left are homes with issues. This could be a major issue with the condition of the home or maybe a short sale with multiple lien holders that has fallen out of escrow a couple times. Does that make these homes bad? No... Just maybe less desirable because there will likely be more of a headache involved to get it closed. Don't forget that homes with condition issues are not able to get financing in many cases. You will need to look into alternative mortgage programs like the 203k FHA mortgage.

4. Don't be shocked when your Elk Grove Realtor suggests you need to write a full price offer or more!
If I can get a client a discount I will, but there are cases where that is just not an option. It comes down to how much the client wants the home. In most instances, I will advise my clients to offer over asking price in a multiple offer situation. That means multiple offers have been submitted for the home and it's my job to get my client to make their highest and best offer from the gate. Some want to leave room for negotiation. The truth is if you don't go in with your highest and best offer on many cases... You could miss out on the home altogether because your offer was not countered by the seller (they choose another offer to counter) because it was too low compared to other offers.

5. Be prepared to write a couple offers!
You might not get the first house you write an offer on. There are several other buyers who want the same home in Elk Grove and your offer won't always be accepted. I am aggressive when getting my client into a home (their offer accepted), but my tactics don't always result in an accepted offer for my client. Be prepared for the potential let down of not getting the home. That just means the right one will soon be on the market!

Should I short sale my Elk Grove home or do a loan modification?

Every homeowners instinct is usually to try and save their home from foreclosure.

They try everything they can to save their home. Borrowing money from family, racking up credit card debt, renting a room, or getting another job.

Many of my clients look to a loan modification as a way to save the day their home. Did you know that over 90% of loan modifications fail?

Believe me... I wish this would solve the problem for my client. Although I make my living assisting people negotiate a short sale with their bank... At the end of the day I have a huge heart and I want to see these homeowners save their home.

Unfortunately, sometimes there are no options for the homeowner to avoid having to move. Many look to a loan modification to save the day.

So why don't loan modifications work?

The biggest reason ---------> Homeowners accept unaffordable loan modification terms!

I hear it all the time... It's OK Erin... We were able to negotiate a loan modification and they gave us a 2% interest rate. Wow! That seems like the problem is solved and we can all go about our business. BUT then I ask the client... So for how long is that reduced interest rate good for? The answer I hear most often is 2 years. Well... How is that going to solve your problem? What happens in 2 years when your loan terms convert to your previous terms? Sounds like you will be right back where you are now???

I think the homeowner hears the 2% and they jump for joy that they get to stay in their home.... Well for now.

No one wants to loose their home... No one wants to move... No one wants a foreclosure hanging over their head... No one wants to tell their family, friends, and neighbors that there may be a problem.

The idea that they can quietly renegotiate their loan terms must seem like a dream come true. BUT is it? Or are they just putting off the inevitable?

Keep in mind that most loan modification result in a higher loan balance to the homeowner too!

If you are behind on your payment, there are past due payments and fees that are stacking up. When you do a loan modification, these back payments are usually tacked to your loan balance. If you have a mortgage balance of $300,000 and you are $10,000 behind in payments and fees... Your new loan balance will be $310,000.

So they're adding to your loan balance and offering you a short term lower payment.... Hmmmm Do those numbers add up to you?

If you are in the process of doing a loan modification for your Elk Grove home... It's really important that you run your numbers!

A successful Carmichael Short sale: Do you need a good agent to help you too?

This great house in Carmichael closed without much stress at all... Yes it was a short sale!

I sold this home to an investor after the short sale was approved by Bank of America. It took about 3 months to get all of the numbers finalized, because there was a mortgage insurance company involved.

My clients were able to wait it out and they picked up a great house in great condition! They are going to have instant cash flow from this super clean investment home. In fact, they were able to pick this one up for less than appraised value. All the inspections came out pretty good considering the age of the house and nothing big came up during the transaction.

I have to say this is one of the more relaxing short sale transactions that I have been involved with in 201 as an agent! See just goes to show you a short sale … doesn’t have to be that painful!

My investor got a great deal on this Homepath home in Sacramento! They purchased it as a rental property and were able to put as little as 10% down using the Homepath loan program.

This investment home is super clean! It's located in a good area for the price range, in great condition, nice hard wood floors, big yard with fruit trees, and a great floor plan.

The issue with this one was the illegal garage conversion. Previous owners had abandoned the 1 car garage and had converted it to an extra room. Things like this create headaches and financing becomes challenging. The appraiser most likely is going to call it and require that it gets converted back to a garage before the loan can fund.

Here is where the HomePath mortgage saves the day! This mortgage program does not require an appraisal. This means nobody is coming to create a mess with the transaction!!!

So why is this loan program offered? Well there is a catch!!! Come on... there's always a catch! You can only use this program to buy Fannie Mae approved homes. Basically they are breaking their own lending rules, by not requiring an appraisal, in order to get their inventory of foreclosed homes sold.

My client is going to get a great return on their investment, because they were able to purchase it for very little money down.

As far as I am concerned any time you buy a home in the Sacramento Real Estate Market... it's an investment!

Whether you live in it or buy it for a rental... You have purchased a piece of real estate that will provide you a return over the next several years.

This weekend I did inspections with one of my first time home buyer clients! I took some time while I was waiting for the inspection to shoot some video. I wanted to share with you a great little neighborhood in Sacramento I sell homes in.

When I am working with an investor or first time home buyer who needs to keep their price range in the $100k range, I prepare my clients for a rough road.

There are a couple reasons...

1. This is a very competitive price range!

2. Inventory is down... Making getting an offer more of a challenge!

3. It's tough to find a decent area in this price range you would feel safe in at night!

4. Will the condition of the home allow you to get a mortgage for it?
